Catherine Fields (part) Precinct

Catherine Fields (part) Precinct was one of two Precincts released for planning by the NSW Government in August 2011 under the Precinct Acceleration Protocol.

The Catherine Fields (part) Precinct comprises the southern-most portion of the Catherine Fields Precinct. The Precinct is bounded by Oran Park Drive and Harrington Park in the south, Camden Valley Way and the Turn Road Precinct in the east, Kolombo Creek and the Oran Park Precinct in the north west. Currently unreleased rural properties adjoin the north eastern boundary of the site. 

Preliminary estimates indicate this 320 hectare Precinct could accommodate up to 3,000 dwellings.

The Precinct is currently rural in nature and includes numerous rural residential properties, as well as tracts of grazing land. The Precinct is gently sloping and is divided into two halves by the South Creek corridor, which is partly vegetated. The historically significant Oran Park House is located atop a prominent hilltop in the western portion of the Precinct and a Catholic School is planned along Oran Park Drive.

Precinct Planning Underway 

Precinct planning has commenced in the Catherine Fields (part) Precinct. The Department of Planning and Infrastructure has partnered with Camden Council to identify the future zoning and development controls for the Precinct. 

This requires extensive investigations ranging from Aboriginal and European heritage to land capability and contamination, noise, odour, transport, biodiversity, water cycle management, economics and employment, and community facilities and open space. The future infrastructure servicing arrangements will also be investigated to ensure the Precinct is able to be developed in a staged and coordinated manner. 

A draft Precinct Planning package will be publicly exhibited following the completion of all background investigations, providing the community with the opportunity to review and comment on the Precinct's future zoning and other planning provisions. 

The Department will consider all submissions before the Precinct Planning package is finalised.  

This website will be updated regularly and newsletters will be issued to landowners as information becomes available.

Update (November 2011)

Landowners from the Catherine Fields (part) Precinct were recently invited to attend an information and consultation workshop.

The workshop, facilitated by AECOM, gave landowners an opportunity to be a part of the planning for the future of the (part) Precinct.

The aim of the session was to:

   §  Understand landowners expectations and vision for the precinct    §  Identify the key constraints affecting development 

   §  Discuss key opportunities and options for future development

After an overview presentation, attendees worked in groups to consider the complexities of the planning process. Key issues such as topography, heritage items, flooding and access points were discussed and considered.The information and feedback from the workshop will now be reviewed and considered in the planning process.

Landowners will be notified of a follow-up session early in the new year.

Update (April 2012)

Landowners from the Catherine Fields (part) Precinct were recently invited to participate in a second information and consultation workshop. The outcomes of the initial consultation workshop held in October 2011 were briefly discussed.

The workshop, facilitated by AECOM, gave landowners a further opportunity to be part of the planning for the future of the Precinct.

The workshop provided attendees with an update on planning for the Precinct, a summary of the design options developed following the first workshop, an outline of the servicing issues and technical study outcomes and an opportunity to review and discuss a working draft land use map prepared for the purposes of the workshop.

The information and feedback from the workshop will now be reviewed and considered when preparing the draft plans.

Landowners will be able to view and comment on the draft plans when they are placed on public exhibition this year.
